What is a “modular” home?  By definition “constructed with standardized units or dimensions allowing flexibility and variety in use”.  The International Residential Code regulates the building of modular homes.  The main difference between a modular home and a manufactured home is that the frame the home is delivered to the site on is removed on a modular home.  The modular home has a 2x8 (sometimes 2x10) floor system that rests on the crawl space or basement.   A manufactured home uses the frame as part of its floor system and it cannot be removed.  Both homes are built in factories – a lot of times the same one.  They use the same building materials as site built housing, but there is no theft of materials, no weather damaging materials and less cost because the factories are able to purchase their materials in bulk quantities.  Modular homes can be built in 2, 3 or up to 8 modules and placed up to 2 levels high (two story homes).  You get to choose your floorcoverings, countertops and light fixtures as in site built housing.  The main differences between purchasing a modular home and a site built home are the time to build your home and the price.  Check out manufactured housing today and broaden your horizons and housing options.
